I bet I know this area better than most on here as Ive been running out of Gerdau in Midlothian for over a year on an almost daily basis until this last month.
I and most others in that area wont care if it's dirt or concrete. As long as its not a complete cluster F it'll work. My issue is I dont need a place to park every single day. I might be in there 3x's a week and then not there for 2 weeks. I go home on the weekends and park at my house. I'm not going to pay $150 for parking I might use 10x's a month when I have other options in that area.
Do you have any plams for a daily rate?
WOULD YOU PARK HERE? SITE PLAN FEEDBACK NEEDED.

Realize has some parking areas in different,I think they manage the lots for the property owners.
They have cameras and have your truck info, license plate number ,so if you would drive in if the gate happens to be open when you arrive it's not an issue.KhalilConstruction Thanks this. -
Got ya. Cameras on 24/7 and gets license plate, you just have to have a good amount of history capability to go back in the cameras and see weeks/months prior if needed.

I think your pricing is right in line at $150 month I am in the middle of putting together a similar monthly truck parking lot in far North Fort Worth, TX. everything I have found in my area ranges from $150-$250 month. Do you think I gate is a must? I have 2- 5 acre lots close to me and both do not have gates. They have lights and cameras. Best of luck on your new lot.KhalilConstruction Thanks this.

If thieves can just roll in and out at will, cameras will probably not deter them much. You need a good gate system that also records who and when it was used.Stringb8n Thanks this.

My only suggestion is to get a lock to put on the wheel instead of fooling with a tow truck. That way you aren’t stuck with the bill and you can go take it off as soon as they get you paid.

Use a Sally port entrance, when a truck pulls in to enter code a gate behind them closes, the next opens , when they pull in, the inside gate clses first, when fully closed the street gate opens. I habe a couple of secured location I goto that operate this way, also cameras, lots of cameras.KhalilConstruction Thanks this.

Thanks for the feedback. Yes I agree, we can get away with not putting specific things but I think the extra cost is very worth it.

That seems very high end. Also, it would require a total of two gates, a front and an interior one. I like the idea, but maybe excessive no?
