Hey Truckers, I hope all is well with you. We have a 5.461 ACRE property here in Mansfield, Texas that we are going to build an 18-wheeler truck parking yard. Can you please take a moment to look through our site plan and share with me your feedback?
Lot specifications:
- We will be laying Flex base + Recycled asphalt as the surface for parking on.
- We will have bollards at the end of each parking space
- We will have 16 light poles to light the entire yard
- We will have a 24-hour automatic gate
- We will have security cameras throughout
- We will have a 6' chain link fence with 3 barbed wire strands
- It will have two parking spaces being (99) 75'x14' and (35 spaces) 25'x12'
- Pricing is estimated to be $150.00 - $175.00 per month.
What I am looking for in your feedback:
- What do you like about the site layout?
- What do you find to be difficult for you if you park here?
- How is the spacing between the isles and turn areas?
- What would you do different?
- What can we do to improve it?
- Any negatives you see right away?
Generally, I want you to tell me what you like, dislike and what I may need to change about this. All feedback is HIGHLY appreciated. Thanks in advance for your time!

I value all your feedback and appreciate your time. I hope your feedback helps me make this yard a successful one.
Bean Jr. Thanks this. -
Buddy had a trailer taken from a similar setup in NC. Same deal - gated - security cams, blah de blah. Trailer still missing. Camera and entry data inadequate.
Yup - Paying for 'SECURED PARKING' - but trailer is stolen and facility is useless in explaining how.
That's their business plan - SECURED PARKING. but the TRAILER GETS STOLEN. Someone explain that to me.
Looks great on paper - but too tight for my rig.
How much are you planning on grossing on this endeavor to make money out of the underserved trucking community anyway?
DFW I'm guessing? -
Nice little layout I guess. You don't mention pricing, that is going to be important to any driver who will park there. The location in Mansfield, whether or not drivers will go there I guess will depend on exactly where its located in Mansfield.
48 ft wide entrance? Is there going to be a guard shack there or something?Oxbow, singlescrewshaker and KhalilConstruction Thank this. -
Pricing is aimed to be at $150.00 per month, no Guard Shack on site just a self-served facility. The 48' wide entrance is plenty of space, are you asking if that's going to be 48' wide or do you think there is something wrong with it? It is on 1187 Rendon Bloodworth.Oxbow, singlescrewshaker and Stringb8n Thank this.

As long as I don't get one of the blindside back spaces, maybe...Looks like a truck stop sardine pack, hood tear off place...
Numb, Arctic_fox, Bean Jr. and 2 others Thank this. -
It really depends on the operator for the facility. They should be on top of it, have legit cameras, check routinely, etc. It can still happen of course but at least the operator should give respect to the parking users and give them everything they can to help recover it. We are aiming for it to be $150.00 per month and yes it's in DFW. We are not trying to take advantage of any operators, it's just a need that many are requesting here so we want to provide that at a fair rate. What makes you feel it's too tight for your rig? What can we do to make it less tight or how much space are you thinking your rig needs? Which part is too tight. Please explain.blairandgretchen and singlescrewshaker Thank this.

Which ones are considered the blind spot back spaces? I've heard this time and time again and still can't wrap my head around the difficulty with parking it. Can you point out which sides will be that and i'll see how to fix? Do you think the site seems to tight? Our isles are roughly 56' wide will that suffice for someone parking? What's your recommendations?singlescrewshaker Thanks this.

You want to build a truck parking lot, and you don't know what "Blindside" means...
Lonesome, gentleroger, 86scotty and 4 others Thank this. -
$150 a month? That's less than I pay now to park in a place that is kind of tight, has just rock on top of sand maybe but is well lit and has the security gate, cameras, etc. I would park there, if I lived closer than 3 hours away. Nothing wrong with the 48 foot entrance, unless you wanted to add another two 75x14 spots.singlescrewshaker and KhalilConstruction Thank this.
