I am considering putting a truck parking lot on 3 acres that I own in rural North Texas. I am 3 miles off the main trucking route US 82. I am between Muenster and Lindsay Texas. I am wondering, would you guys go 3 miles off of the main highway to get to a parking lot? I will have a lot that has a base that’s made for trucks so it can handle it, a porta potty and I’m thinking of installing a shower. Thank you for your time.

Perspective change, Gainsville looks like the closest city as apposed to small town. Kinda a low population to be called a city. That would be your most likely customer base.

Satellite images looks like most of the city has decent enough sized residential lots that should allow for parking a truck unless there is an ordnance against it.

I don't see many business that would require truck service that do not all ready have a yard.

Do you think you could pull enough customers from Denton/ North Dallas Metro area, along 287, or out towards Wichita Falls to make a positive cash flow on your investment?

Too many places on 287 to justify overnight enroute. You might try renting spots for hometime and rv storage thru NEIGHBOR.com

Thanks for responding. No, it would be off Us-82 or I-35. There is a small rest area not far from me and there are trucks parked there every night. Statistics show about 4500 trucks travel 82 daily.
but back to my original question. Would a trucker be willing to drive 3 miles off his route to get to a decent parking lot

    austinmike and blairandgretchen Thank this.

For a single night? Not likely, unless there was some other draw.

Hard part would be getting the OTR drivers to know you even exist for overnight parking.

    It’s $50.00 for one night :)

I imagine the OP will be charging for the parking space…
