    This is a hot topic these days. Thousands of trucks with many needing somewhere to park safely at the same time. Most places are a free for all. I used to own a trucking business and am looking for another Avenue. My question to you is this:

    Would you be willing to pay for a guaranteed spot for the night in a controlled access parking lot with basic services such as shower, laundry, and vending? How much would you be willing to pay? Would you like an option to reserve a spot? Would you support a pay per service (ex. $5 for parking, $5 for shower, $ for laundry, etc) or would you rather like a all included option (ex. $20 to park and use facilities)

    I ask because there is cheap land by me and an intermodal hub with 3 small truck stops that fill up by 7pm.

    I appreciate all input both positive and negative. All I ask is for creative criticism and suggestions that would be good for you!

    I can't see myself paying to park. $20 a day everyday ....no. Just no.

    If I need to run during the afternoon and end after 5pm, and on the east coast, then I'll pay to reserve a spot. Never paid out of pocket but either company or points

    Not on a daily basis.
    I only use it when I'm going into an area that's a problem.

    That's why I was looking into this. Where I am is a high traffic area with rail lines and major airport cargo.

    You can pay to park occasionally, just because you pay once doesn’t mean you have to pay everyday.

    What state or major city are we talking here?

    I use paid parking about 1 time a month. 90% of the time it's at a truck stop chain I fuel at so I use my points to pay for it anyhow and get a free shower in the process....

    Memphis area. Where I'm looking at is close enough to places yet far enough not to be any trouble.

    The reason I wouldn't be a gas station is there are a few major chain gas stations close by. I am basically looking at being an overflow for those small truckstops.
    Those truck stops are high crime too. At least 2x a week I see multiple cops there for a shooting/robbery etc.
    The lot I am thinking is a controlled access lot where you can only drive in if you pay.
    Granted when I drove I did the same thing, I would fuel and use points to pay for everything. But I also drove at night so parking was never an issue. Now it is hard to find a spot. I thought offering a place to park that was safer than an all access free for all, people might like the comfort knowing they had a spot saved for them.

    Charge a fee that is refundable upon exit if same amount is spent in your store or restaurant. I would pay $7 for a decent shower and eat in your good reasonably priced restaurant or buy stuff I need anyway, case of pop, bread, etc. again be reasonable on price.

    I despise paying solely for parking. Perhaps offer long term secured area for local folks.

    I dont travel that area but, for me, if I knew I had to stay in an area where there were shootings & trouble otherwise, I'd pay for secure parking.... IF I HAD TO stay in that area. Chances are, I wouldn't stay in that area. But if I HAD to... yes.

    Just my thoughts.
    Some one will have to be there 24/7/365 just to oversee day to day operations.
    Someone to clean/stock showers, restrooms, etc.
    Someone to keep all those coffee pots going, snack machines filled, etc, etc
    Someone to collect fees & operate gate & make sure the gate opens/closes/no problems etc
    Someone to manage & wrestle those pesky, impatient, irritable truckers from time to time... security.
    Security cameras to see who backed into your fence & tore it down.
    Just employees in general.... again, 24/7/365.
    Garbage service etc. Small things like this that you may over look.
    Then there is the bank note & insurance... yes insurance.
    Fence, gates etc installed.
    Enough dirt work, drainage, infrastructure to drain rain water etc to the public drainage etc
    Enough asphalt for 50 trucks to park & maneuver in & out all hours of the day & night.
    Then not only anticipated repairs & maintenance, but you need to add in all the repairs that just happen along the way.
    At $20 per truck per day, 10 trucks = $200.
    100 trucks = $2000 per day (realistic?).
    I don't see $2000 per day paying for all that, muchless getting a return on your investment.
    You'll need to sell fuel, snacks, cigarettes.... all the stuff that a truck stop sells in addition to $20 parking per truck which includes toiletries, showers etc that comes with $20 parking fee. We haven't even touched on those trucks that just need the $5 parking for 10 hrs. And all this revenue is based on 50 trucks a day X 2 shifts.... total = 100 trucks per day.... every day. Some days you may only get 20 trucks all day.
    Oh, & lets dont forget uncle Sam... taxes.

    Just some thoughts.
