Am surprised nobody mentioned that it might work if you had a jockey wagon and operator posted at all times. Would be a pain in the ars to drop and rebook out in the open someplace, but it might work. Those jockey trucks turn on a dime with their steering radius and single axle drive!

I was trying to figure out the Google link you provided because I deliver to Columbia Dist in Kent all the time and didn't recognize what I was looking at. Then I finally figured out there are 2 locations in Kent, something I never knew before today.

Closets and yards don't get less messy over time. You may briefly use a minimum size "yard" just big enough for truck use and container storage but that yard will also inevitably collect more "junk" shrinking usable space for trucks. Brand new purpose-built mega warehouses go from new and super spacious, inside & out" to cluttered and crowded in record time. I've seen it happen in 1-2 months as junk expands to occupy 110% of available space.
