That's my experience. I got my mortgage through a local credit union, though before that I was going through a regular bank that's a bit more local than multinationals like Bank of America. I probably had it easier since I live near my company and the bank is near the company as well.

The major mortgage funding entities, Fannie Mae, Freddie Mac, FHA are in fact controlled government funding. Trickled through lending programs. These programs need to apply equally to all Americans criteria for qualifications and access to these funds to buy a home. No exceptions whatsoever. If mortgage lenders are bypassing truck drivers who meet the same criteria as anybody else, that is in fact discrimination. It may not be sexual or race related discrimination but it is still a discriminatory policy that may not be written but it’s in fact being active.alds, dwells40, D.Tibbitt and 1 other person Thank this.

You just need the right Lender. 3 yrs. tax records should be plenty. So many Lenders are in it for the quick and easy deal. Many aren’t willing to do the extra work. Some are still spooked by the Lending reforms. Many don’t know how to Navigate the reforms. A lot of the rules have changed. There’s no reason you can’t qualify for a standard conforming Mortgage. A good Mortgage Lender knows what the Underwriter needs. Many don't. I had one leave me hanging at the last minute. My Agent, who was also a former Mortgage Agent warned Me that would happen. I almost lost the whole deal, including my Deposit. I had to buy time, literally. My Buyers Agent, and his In House Mortgage Lender made it happen, and at a better rate. Find a good Real Estate Agent. Get Pre Qualified, not just Pre approved. Most have In house Mortgage Brokers. Some won’t work with you until your Qualified. I’m talking about a Buyers Agent. An Agent that works for You, not the Sellers. Once your pre qualified, you’ll have the power to buy. A Buyers Agent is the best way to weed out all the BS and uncertainty of guessing. My Agent was so good. So was his Mortgage Lady. They knew every trick in the book, and weren’t afraid to use them. Without a Buyers agent, you’re up against a lot of stumbling blocks. It doesn’t cost anything, they work on a commission split with the Sellers agent. Same as any Agent. But unless you have a Contract with a Agent hired as a Buyers Agent, they all represent the Seller. The Mortgage Industry is full of Scum Agents. They’ll tell you anything. Throw around interest rate quotes they can’t meet. Waste your time. Leave you hanging. Say anything. Knowing all that matters is what’s in a written Contract, (Loan). They can’t be Trusted, unless they’re on your side.

I know a little bit about getting loans. Do you have an established banking relationship? You said you have money in the bank. Who is that with? Approach that bank. Also is that the same bank your money is deposited to? They should easily be able to finance you just off of the tax returns and few months of bank statements and YTD. How you’re paid shouldn’t matter.
If your bank won’t finance you, request a cashiers check for the full amount of your balance. $60k is enough to get the branch managers attention and he/she will want to personally speak to you. I once closed an account and the manager “spoke” with me about why I was withdrawing the funds.
