You can't penny pinch your way to a 100 unit apartment complex. Every one of the investors I know will leverage any penny they can and all of them do real well. Because they all fallow a certain formulas that many people neglect. Those formulas have changed a little since lending has been tight but they'll switch back and forth when lending is easier or harder.

Might be able to get there by investing in paper assets like stocks or something, but that's far too much of a gamble that will never provide consistent returns. With real estate, I know exactly what I will be spending and receiving and I can control how much or how little I make in returns. My mentor is someone who did stocks all his life, worked for a fortune 500 company as an asset manager making 6 figure income. He quit his job and went with real estate and dumped his securities license and pulled out millions of dollars worth of stocks and other paper assets and put it all into real estate and he has been getting much better returns on those. Everything from small condos, to 100+ unit apartments to ski resorts and working his way to skyscrapers.

I do it because I have goals in life that go beyond being rich, I want a lot of money because what I want to do requires a lot of money, and very little would be spent on novelty materialistic things. I want to build an independent public education program that works beside the school but not tied to the restrictive rules of the school board to offer services for free to students that public schools can't/won't offer. As well as a environmental company that invests in projects that improve the environment since I'm such a tree hugger.

I will say, one thing you have going for you, is that you're dealing with California real estate. If the prices are high, wait a month for them to come down and buy. If they're low, wait a month for them to go high to sell. hehe

So, you're a tree hugger who is okay with driving a truck, and is good looking to boot. Either you're an anomaly, or you're gonna make some guy into a lucky house husband one day. hehe j/k

By the way, me thinks we've hijacked the thread, so I'm guessing we should probably end our conversation on this topic.

Indianapolis IN, or other mid west mid size cities. I won't touch CA. :)
And I'm a lesbian with a black girlfriend. Harsh world I know. Now back on topic. ;)

I got it all "mapped" out but I'm sure going to miss a few turns and circle around and dodge some close ones and change my route along the way.

Health insurance is something we all hate to pay. Living without it can be disasterous.

Case in point, 2003 my wife was disgnosed with stage 1 breast cancer. Two operations later along with radiation treatments ( 4,000.00 each) the total bill was $96,000.00.

2004, I had chest pains one day and went to the emergency room. They determined I had heart blockage and needed bypass surgery which I got the next day. Had recovery problems and spent 6 days on a ventalator in intensive care. Then 4 weeks in hospital along with rehab. Total bill $149,000.00.

2006, more chest pains and was hospitalized for a 4 day weekend while they ran tests trying to find out what was wrong. Finally did a heart cath and proved there was nothing wrong with my heart, the diagnosis was GERD. Total bill $54,000.00

2007, earily Christmas present, emergency appendectomy. 1 week later had gall stones and had to remove my gallbladder. Total bill 34,000.00.

So in a period of 3 1/2 years our total medical bills came to $333,000.00. Where would we have been without insurance? Things can go wrong real quickly and totally wipe out everything you have. There is no way to save for this type of catastrophy.

Mine cost $45,000, including 3 stents, and 3 days in the hospital. Plus the cost for prescriptions for Plavix, and Zocor, and aspirin.
