I could foresee problems enforcing parking fees. What are they gonna do, put up gates at the entrances and exits to keep people out? Tow a bunch of trucks away for not paying? It's private property so it's not like they could write you a parking ticket either. Then you'd get people (rightfully) complaining about the quality of the lot now that they're paying for it. It just seems like it would create more problems than it would solve if you're the big truck stop chains. They frankly don't care if a couple owner-ops are pouty about not finding a spot after fueling. They already got your money anyway, and they want those lots full every night because they're banking on most of those guys coming in and spending money even if it's not for fuel. The free parking spot is the carrot to get you in there. Once the carrot is gone I'm doing everything I can to avoid the place.

There is a TS here that has just that. The BP TS I75 x41 London KY their parking lot is fenced in with (if its not changed) a guard at the gate. I think its $25 to park or a receipt from the TS showing a purchase of $X. Its been over 2 yrs since Ive been there, well attempted to stay there. I was too tired to finish the drive home 1 night and pulled in and went around back to park and had a chain linked fence with guardshack greet me.
After reading the sign I went across to the Clark TS with free parking

The Atlanta TA/Petro(whichever it is) is like that. First two hours are free. After that, it's 15 bucks unless you get 50 gallons fuel/buy 20 bucks worth of stuff or eat in restaurant. Something like that. Gotta do one of the three or pay when you leave.

not always true. I just left employment at a wholesale cash/carry. Storewide we were doing good with a 14-15% weekly margin. I would think retail is much higher.

Unfortunatly the rub and tug massage parlor inside the Petro does not honor the $15 credit coupon.7122894003481 Thanks this.
