    If the heirs come looking for it, just politely inform them that you were storing it for the titled owner. $200 a month for the last 5 years has not been paid. They owe you $12000 plus interest for storage fees, or you will accept the title in lieu of payment.

    In TN for abandoned title you have put notice in the paper for 30 days and if no one claims vehicle it's yours.

    How much work have you done to the trailer? New tires, brakes, new floor, chains, binders, straps, tarps, bulk head, etc. Or if you can come up with a hefty mechanic invoice. In Oklahoma its called title 42, not sure if its the same where your from but with this the title holder or lien holder must either pay you the amount due (which you can make well more than its worth) or sign it over to you. I'd check into that it might mean a matter of a hundred dollars instead of a couple thousand.
