I have a 2006 freightliner with a 12 speed meritor freedomline trans. The last couple days the tranny has been acting strange. When you come to a stop sometimes it takes along time to downshift back to 3rd gear. If you come to a complete stop it will stay in 9th or 10th gear. When you step on the accelerator you get nothing. The engine doesn't even rev up, then all of a sudden it will drop to 3rd.

first of all check clutch and countershaft brake for wear.
Any fault codes? Air loss? -

No fault codes and no air loss. How does one check the countershaft brake.

Is there any grease points on this transmission? Just wanna keep up with the maintenance. I do hear some kind of funny low audible noise between each shift and I'm thinking that it may need some greasing of some sort.
Anyone? -
Not 100% on locations, but clutch bearing and there should be two more on either side of the clutch housing. That's generic, climb under with a flash light

Update, hers a good read: I was able to download & save the file of the Maintenance manual. I'm not totally convinced, though I think it may be the fork inside the bell housing, accessible from the bottom. There's grease points on it, but it has to be removed, graded then reinstalled, through that access point. Probably could be done in 30 minutes... me? I'll plan 2 hours on my back if I don't take it in.
