We purchased another trucking company a few months back which more than doubled our size overnight. Been searching for property in our area to rent/lease/buy/steal/squat ANYTHING. There's lot after lot after lot for sale right here around our shop and everyone is gung-ho right up till I say truck then the line goes dead and they are done talking. Had a lease all ready to sign for 5 years on just over 2 acres across the street, by the time the city/county got done telling us what we would have to do to park a trailer there the bill was going to be $140,000.00 and that wasn't paved or concreted, just gravel but because we were going to park those awful semi trucks there they had a phone directory thick list of things that had to be done first.
Moral of the story, be ready for lots of closed doors and red tape when they hear the word truck.
Has anyone ever bought commerical/industrial land for your truck to park?

If there's a building on it that can accomodate the truck, say nothing about truck, park indoors and lock 'er up. And, don't spill ANYTHING. I'm always keeping my eye out for commercial real estate, but in my area (Southern Tier NY) pretty much everything has a laundry list from the EPA to do before anything else. Also, people tend to think their crap is gold and price accordingly, even on places that have been vacant longer than I've been alive.

The beauty of living rural out in the country. I live 12 miles from town and park the truck and trailer at the house. Property taxes are significantly lower than living in town. No such thing as a zoning law. Land doesn't have to be designated commercial to park a truck when outside city limits. Buy a piece of ground that would also make a nice location to put a house in the future or with a house already. I burn my trash in a burn pit on a corner of the property, without a permit, and target shoot my guns any time I want with no problem from neighbors or law enforcement.

Man thats a good idea I didn't even consider target practice. The indoor range I go to charges $50 per visit.

the small commercial property I already owned came in handy when I bought my truck only about 14 ft wide & about 80 ft long. took 10 loads of different size gravel topped with crusher run to get it to hold the weight. was just grass prior. the best part is in winter. truck is between 2 of my homes, just walk out start truck & let warm up while I have my coffee in the house.
