Drains for us shouldnt be issue.. our county/township is very very simple and easy... might be able to sneak it by with no building permit.. lol we will get one but they dont check anything... our buddy who has trucking company got diesel hot water pressure washer and in winter its the cats meow to wash salt off
I have thought on long enough to fit trailer to but we haul direct from a factory and they supply trailers... and in floor would be super nice to but its like where you draw the line... we just kickin around idea now....

Agreed. Kick around ideas a LOT. I need not remind you this a huge investment,, you only want to build it once. But keep in mind the future, "If I sell this place will I get my investment back?" Might not be a concern now but LIFE does have a habit of getting in the way in the most inappropriate time.
Search youtube for buildings/shops. Tons of video, some $$$$$$$, some practical.
If you take only one word of advice, "DON'T LET ANYONE USE YOUR SHOP!" Ask me how I know.

The latest trend here is doing a 6x6 pole structure then pour floors. Bolt metal trusses to 6x6 and install runners and metal. Do electric and water and have it spray insulated. The metal trusses are nice because it leaves a vaulted ceiling like the store bought metal buildings Morton offers.

They sell pole barns of all sizes. Just have to take in account for snow and ice load.

Best way to see if the size you're considering is big enough is to stake it out and run string around the perimeter and then try to fit everything in that footprint....most likely you'll end up with a bigger building.

My buddy got some used telephone poles for cheap. A guy can find tin pretty reasonable right now. I would figure 1.60 to 1.80 of material cost per square foot for the concrete work. Should be able to hire a building done for around 4.50 to 5.00 per square foot

I'm getting quotes now for a 40x60x16, 2- 12x14 rollup doors, insulated metal building. Quotes are running from $15-35 sq ft. I'm going with 6" 3000 psi slab. The concrete alone is a chunk. Do your due diligence all metal buildings aren't the same quality. This does not include electrical work.

My father went with 12" thick concrete floors and rebar every foot. You ain't destroying that floor lol.
