Sounds like you may have a real business opportunity here.
Depends on how and what you want to do with the place.
One thing I would be doing is talking to some legal advisors.
Renting and or leasing has responsibilities to consider.

 

The insurance would be crazy expensive on the shop part.... Just sayin

 

Pretty sure by selling rental memberships there would be a waiver built in; much like at self storage facilities. Don't pour cold water on him yet!!

 

You'll need to invest in video surveillance and security staff. You'll need a security shack. I've thought of this myself. There is a gentleman on this board that currently does this. He's planning on adding plumbing for showers and such. I like the idea, and really surprised there aren't a bunch of these popping up. I'm assuming it's a real estate issue.

When you say lounge do you mean a place to sit or a place to blow the foam off a few?

 

Gonna have to be picky who you allow to use the facilities. Tools are the main issue that I see.

Then you have to contend with the guy that wants to do an inframe or restore a truck and tie up the shop.

Not a bad idea, just lots of what ifs to be answered first.

 

I think it's a good idea but you would need to be choosy about you tenants. I could see some jack stands a welder, steam washer and a place to dispose of waste oil but not the tools. Give them a place to put their own tool box. But I do like the idea, a lounge would be nice to.

 

Darn it man we posted almost the same thing at the same time!

 

The reason I ask is if you plan on serving alcohol that is a whole different set of liability and risks vs. reward.
