    Wow! Really enjoyed your response! Intelligent, articulate and insightful. Kudos to you - sincerely. Candidly, I've been involved in the development of more than 3,000 condos in my career. Truly enjoyed the process with them but there are 3 issues.... 1) CDL - and in my world, that is the acronym for "Construction Defect Liability" which is a rope around a developer's neck for 10 years; 2) ordinary income tax - because we can't sell and get LT capital gains treatment, and 3) market volatility - condos are the first to fail in a market and last to come back. In a $9T industry like trucking, if you serves the masses in a way that is beneficial to them.... it pays you back in spades. With that said, I listened to every word you said about the truck stop issues and completely agree. Thanks for your comments, I'll bank those notes. :)

    I have to say I really appreciate your humility and honesty. I totally get it and understand your frustration. I truly want to make a difference and hope that I can deliver a product/service that works for you financially where you and your wife can each enjoy your own shower without feeling compelled that you need to do it for financial reasons. That's the root of the issue here..... it's all about being human and living with dignity at a price that's fair. I'm on your side pal, let me try my best to help you and your colleagues.     I have to tell you..... that petition is about the most ludicrous protest I've ever seen. Look, I'm not blaming drivers - particularly company drivers. They are the real victims in all of this. I've seen those numbers of wages & inflation. But let me ask, why didn't that protest get filed with the company that hires them? Or the shipper that is their customer? Or the end receiver that gets the goods? Everyone is pointing fingers! In my mind, it's pretty simple.... if you don't like the system - get out. No one is forcing you to accept 1980 wages. My industry hit a #### storm in 2007 - I chose to make a change. Truckers can do the same. But quit blaming the capitalists and entrepreneurs. If you don't like what PFJ is doing, start your own. All I'm really saying is let's figure out how to be part of a solution, not exacerbate the problem. Text your buddies and get 20,000 drivers piping in on this issue - as a group, we will figure it out and win. If you don't want to pay the cost yourself for these services, YOU tell me how you see it getting paid. Because someone has to pay it, somehow. Land, buildings, asphalt, kitchens, electric, food and services (like surveillance) are not free. There is a cost to everything and I'm 100% sensitive to how it impacts all of you. Help ME, help YOU! Be part of the solution with your ideas.... not a cynic.

    I agree about the price; anything over $25 I would get a hotel room. With all the hotel apps out here and google maps to look for parking around the ones I’m looking for; anything over $25 for parking: I would get a hotel room: heck; I’m a girlie girl! Love my bubble baths! Lol

    Because the idea isn't a really good idea.

    The idea that we need something different to enjoy our work and relieve some of the "pressure" off of us is rather a losing proposition for the investors outside of the hype and initial capture of return on the investment. I see it as a flipping of the company once the venture capitalist sees a profit, like a lot of things in this industry that have been screwed by the same scheme.

    I see it as a problem with existing system of truck stops NOT to fix it first and ignores the fact we need that over everything else BUT he seems to have impressed many of you by telling us who he knows with the money involved.

    That said, the other thing that is a glaring problem and a HUGE RED FLAG is the fact that people who do this stuff for a living, develop properties for exclusive purposes do not go on any forum, boast about what they are doing and then act like they know what's what. They have staff who hire research companies to come up with market position papers and feasibility studies and such which is used to find the needs and gaps in one or another market to leverage. We are the last in the long line of people those companies talk to and they never ever mention money, EVER.

    The service you need to provide is to the people you despise, the fat-###es and the lazy. The idea is you charge a fee for parking but there are zero trash cans. Instead the truckers are free to toss their piss bottles, crap bags and all the other trash straight out the window onto the lot. You hire a crew of illegal aliens to clean up all the trash and keep the lot tidy. I bet the lots would fill up quick.

    Seems like there’s a lot more to talk about. Forget the negative and focus on the positive. I’ve been driving since the late 80’s and I have seen the drastic change in this industry and I’m fed up with the truck stops and rest areas being most of everyone’s toilet and bumper trucks!

    I’d still pay a premium even if a developer built a secure, safe, clean and paved parking lots with plenty of room between parking stalls instead of squeezing as many trucks into a tiny parking lot as possible.

    Strictly your opinion.
    As for the old system of truck stops much like every thing in this changing world it may be time for a new model of a trucker comfort/ rest area to emerge.
    Most times it’s better to move forward with change and improvement instead of beating a dead horse and being stuck in the past like in the case of our current truck stop system.
    Think of a facility with a huge parking lot much like the casinos have, secure and under heavy surveillance with many security officers to respond to issues.
    Imagine a facility where when people are caught breaking the rules the are promptly ejected and their privileges are revoked.
    This could also have the extra benefit of cleaning up the driver pool when a driver can’t get a job anywhere because he has lost his parking privileges rendering him not hire able.
