I generally agree most tanker customers are much better than the average van or reefer customer. But the one customer I have heard tanker drivers complain about is some small dairy farms. So milk tanker may have drivers that show up at small farms and other drivers that never see any farms. Some small dairy farms are first-class operations and some barely have the ability to handle one truck and they may be barely accessible in bad weather. So it depends, like everything, on exactly when, where, & what you face. Idaho Milk Transport has 3 locations around Boise (Caldwell, Jerome, and Burley). I was trying to get into a factory to factory part of their business before I decided to retire early. It pays to talk to the drivers at a company doing the work before making a decision.
Real estate and apartments in Boise were skyrocketing when I left 2-3 years ago. Lots of Californicators in the area driving up prices and turning the roads into real-time X-Game events.
