Before you settle on an agent hire a real estate bank appraiser. They will tell you exactly what your home is worth/ what a lender will loan on it. Doesn’t cost all that much money and you’ll know exactly what to list it at. Add $10k or more on top of that so you can come down $10k and make the buyer feel happy.

Real estate agents run comps and they really aren’t that accurate. The bank appraisal takes everything into consideration when valuing the property.

In the end you won’t be wondering if you left money on the table.
