Anyone got any tips when buying a house? We got our pre approval letter for our house we are looking at buying 30 year fix 0 down on it.

My opinion
If you can’t pay a house off in 10 to 15 years you’re buying too much house but I don’t like to feed the banker anymore than I have to on most things I am a cash and carry even through I use a credit card on everything if there going to change the same as cash I’m going to get my 1% back
P.S. believe me it’s nice not to have a mortgage payment hanging over your head my house is small but I have added on to it over the last 23 years and now that the kids are grown it’s more than my wife and I needLast edited: Apr 17, 2018

Oh i didnt say it can't be paid off in that time really wouldn't be a issue.. The house is only $120,000 im not going crazy $$$ on a house lol

Talk to two or three different mortgage brokers. There are several "first time home owner" programs out there. How much you pay in fees will vary between brokers for the same program. Also some brokers enjoy helping folks get their first home, while others don't want to be bothered and just want the cream.
My advice on the house is, don't push the payments to the extent you qualify for. Give your self some wiggle room on payments.
Some will say don't do a 30 year, my advice is do the 30 year. When things are good make an extra payment to be applied to the principle. You can pay a 30 off in 20 or 15 and not be saddled with the higher payments of a 15.
Last piece of advice: buy where you can park that truck and trailer.

Thats how im looking at it. Gives me that lower payment if i need it but pay more if i got the extra $$ each month which i should. House payment would be way cheaper then a truck payment lol

You might want to consider putting at least 20% down to avoid PMI. For that amount of mortgage, it could add $130 or more a month to your payment.

This is good add vice and I use it myself but still stand by my previous advice when figuring cost of payment by a house that allows you to pay it off in 10 15 or 20 if you prefer that your budget can afford then get a 30 year lone at lower payment so if you run into financial trouble in that 20 year period you fall back on the lower payment And give yourself more breathing room the only problem with this add vices most people these days are not Disciplined enough to stay with the higher payment and not buy something they just want even I fell into that I’d really love to have that bike right now also if you use this method make sure you find out what the early payoff penalty’s aremtoo Thanks this.
