You'd probably do better offering long term storage for people on home time. Toss in a truck and trailer washout service...etc. But most Drivers are going to creative park or shoulder park. Before they will pay for parking.

Parking lots for trucks is a growing and much needed business!! -
I was gonna say, as someone else did, that providing secure, reserved parking for the locals , is usually a good business in a big city.
there’s one near a job site I work at , and they are full all the time with trucks trailers Boats rvs etc
it is in an area that’s zoned commercial/ industrial, there’s car dealerships and warehouses etc .
I also have a neighbor that’s a truck driver and the company he works for has a large yard, but they only have 10 or 12 tractors and 15 or so trailers , and they rent spaces in the rest of the yard for secure storage , they have a gate , and a security guard at night.
its full , half the stuff is movie studios trucks and trailers it looks like . And they also store equipment for a nearby manufacturer or airport baggage trucks that is running full blast and has no more space to store their equipment , that’s been manufactured, until the company that has purchased it arranges transport.
so this trucking company will pick up the equipment , take it to their secure yard, unload it , and store it until whatever airport or airline that purchased it can arrange to have it shipped by a different trucking company.
mid you have a lot of acres, that’s zoned industrial or commercial , you could make some good money , as secure short and long term storage for trucks trailers equipment , and there’s always plenty of owner operators that need a secure place to park. -
Drivers these days will block up a cat scale and entry/exit points while the reserved parking row is empty. They aren't going to pay for parking.

Going rate is $ 20 in the City. And they are always full. As far as City permits, most cities would rather see a truck in a lot than parked on a street

Go for it but forget drivers staying overnight to pay for it. Find businesses to lease space from you for their trucks, trailers, equipment etc. One contact and a recurring revenue stream. Forget security and install a controlled access gate. Keep selling space til its at capacity then buy a second lot.
