Got a call from the body shop today supposedly blue bird is getting prepped for paint ... all the parts came in except a fuel tank. I tell the guy just keep the damaged one on for now if it isnt leaking, i need my truck back.. So we will see how long it takes them to paint.

I got a call from my Mortgage Company. They want to refinance my loan. I’m about to drop the PMI. The Guy got an education on FHA loans. I explained I could have re-fied out of the PMI 4 yrs ago. Problem is, they always roll costs into a new Mortgage. At least $2000 or more. I’m going down in debt, not interested in going deeper. Besides all FHA loans are assumable. If rates are high, when I sell, my assumable Loan at 3.375% makes my house more valuable to someone with a large down payment. He then says my pmi can’t be dropped for 11 yrs. You’ve got over a yr. to go. I say no, it was eligible after 5 yrs. because the loan is prior to 2015. All I need is a 78% ratio of original loan. My wife’s been paying a little extra now and then, it should automatically be dropped in March, making regular pymts. My plan was to pay it down earlier, but here I am. I’m only $670 away. If I pay $670 extra this month, I’ll save $460 over the next 4 months. Either way, it’s a no brainer. Payment will drop from $915, to $800. Cant rent a 1 bedroom apartment for $800. Almost isn’t worth paying extra, as inflation gets higher, so will the rates. Good economy or not. They will have to go up. This house is my only hedge against inflation. I’d still like to pay it off early. Low rate or not. With the change in Personal exemption, I don’t always itemize. Have to itemize to deduct interest. Something Mortgage and Real estate sales people never mention. Everyone’s offering Me loans of every kind. It’s hard to say, what’s going to happen when the money to lend runs out. I’m not giving up any equity, to secure a loan. Won’t ever file Bankruptcy again. If an unforeseen tragedy does happen, I’ll fight it out, one Creditor at a time. That’s the other way to do it. One at a time, making deals with each one. Keeping the house out of the mess. They can’t touch it for unsecured loans. They can sue and get judgements. Before they do that, they’ll negotiate. Anyways, I hope I or anyone else doesn’t ever need to do any of that. I’m so close. Feels good. Common wisdom says get a home equity, or a new mortgage and some extra to pay off Credit card and medical bills. Then apply savings to new Mortgage as extra principal payments. The problem with that is now the unsecured debt becomes secured.Much better to pay of credit cards ASAP, regardless of having a high rate. I’m getting close. Always ready to change my strategy if needed.

Meanwhile I have an overwhelming temptation to buy this boat for $3000. 1991, 19ft Four winns. 4.3 mercury V6. Perfect boat to trailer to any of the many Lakes around here.
