    Mom and pop places that fit that description are constantly folding up their tents or get absorbed into the bigger national chains.

    No way I would put my money into it. Hard to compete with the volume discounts the chains get.

    Land without Water Rights is useless in this neck of the woods.

    I know a few large farms that buy large tracks of trash land just to get the water rights. Then they transfere the water rights and sell the land in smaller pieces.

    Agree and understand the economic downside. Just think of having the option of pull in, whatever for fuel-shower, sit relaxed and eat "food", sleep and depart safely and rested. Bygone days.

    Truck parking at $100 a month looks to be lucrative. I’m paying $125. No electricity. Plenty of lots near me. Plenty of O/O’s

    If the acre was a square, it would be 208' x 208'.

    So 3 acres would be a nice size for a truck stop.

    Truck parking Lot on Busy road. Set up Shop selling vegetables on the weekend. Dump the trash barrels. Get a truckload of melons in summer, pumpkins, then Christmas trees. Hire help, and count the cash. Cha Ching! Mo money Mo money Mo money!!
