    Make it a game farm. Rent out by the week. Probably get enough grant money from some "Save the Wildlife/Erosion Control to meet the annual payments.
    Yes, annual. Buy in Jan, 1st due in Dec. Fall terms....Great way to finance...

    May depend on how far off the main road it is. It may not be close enough in for an Urbanite to commute to. Land drops in $ per acre based on how inconvenient it is.

    After Covid a place with about 5 acres and an old tear down mobile, and within a few miles of the interstate, will go for $150k to $200k, that would be assuming it has power, a well, and a functioning septic system. 20 minutes up the state highway -- that will drop down to about $100k.

    The real estate prices jumped in the middle of Covid as the pretty people fled the city (state capitol, about 45 minutes away) and started working remote. They seem to have decided to stick around since they only have to commute a couple of days per week. Unfortunately they took bought and continue to buy all the houses on the market.

    Small builder/developer types have started buying 20 acre hay field that were just annexed to the city area and are dropping in 40 to 60 houses. The freshly annexed places can hook up to city water and septic.
