    See, the way you explained it I got it immediately, good stuff! In regards to payment, the minute a payment was late 1 day you're saying they'd have the truck/trailer towed out??

    Truth. In regards to the last four digit phone number code, are you saying they just enter it into the gate code for it to open, or are you saying each time they want to enter, they need to text a number, to receive a code back, to then get access inside? So the number they text has to auto generate codes to provide them which means each time it's a different code? I am a bit confused if you can clarify because what you said seems logical when reading.

    What I am suggesting, is when they sign up to park there at your lot and they provide their contact information, they are giving you presumably their cell phone number. So, you input into your handy security gate system the phone number of that person, and you assign their four digit code, to that specific number. You give them the number to text to enter and exit, they save it to their phone or wherever they want to save it so they have it. And each time they have to enter the gate or exit, they text the code, or hell, it could even just be a word "open", from their specific number you registered with your gating system, and voila, the gate opens. I am not sure what a setup like this might cost, but I know it has to be out there.

    PRETTY LEGIT TO BE HONEST. Nicely thought of. I am going to look into something like that, I know self storage facilities have some cool things like that so i'll see how to implement. Creativity like this helps ease things for truckers, site owners and keeps everything organized. Love this type of thinking! What other golden nuggets do you have for me!

    Honestly that is all I got at the moment. But if something else comes to mind I can pass it on. It could also negate the theft issue. If everyone has to text from their specific phone number, the word open or a code you gave them, to the number that operates the gate, if you have it set to log each each time it opens you will have a log of every person who has entered. Complete with the date, time, etc. Other than that, I would only at the moment suggest really that you have an attorney draft your lease contract. Or at least have an attorney review one you draft.

    I am on it. Thank you so much. Great feedback and valuable insight, you are amazing. In regards to the site layout, as is do you think it's a green light? Any guidance on the blindside parking? Which ones exactly will those be and can I flip the angle to make it NOT blindside anymore?

    You're welcome. I think its fine the way it is. If you did flip the blindspots instead of being like this \ / with respect to the middle row, it would then be / . So, it might take away some spots, you'd have to use your CAD or whatever you used to make the lay out and just flip it and see how it looks to you. If you want to keep the middle row looking like a "V", you're going to have blindspot parking. It's inevitable. The amount of blindside spots you have isn't really that many. Unless you wanted to shorten the aisle width some and make those all sight side parking in the middle, where they are just -- to -- rather than angled.

    Is there anyway for you to call out exactly which ones are the blind spots?

    The way you have it set up presently, its the left side of the middle row. Laid out like it is right now, those are the blind spots. There is no way for a driver to get into say the only spot that isn't filled with a truck that isn't on the end of the row, no matter which way he comes in and goes around the lot to get into that spot without backing to his blind side. In other words, he can't do like the other person said and just look out the driver window.

    So really it's only roughly 14 parking spaces. If we flipped it, wouldn't that solve it?
