    It needs some paint and stuff, but it's pretty good, better then the one I looked at this morning. It's over priced as it stands right now, but the agent who is representing me said "We could get this house cheaper then what there asking, because this house is to much and it's vacant and the folks who own it never lived in it." It's actually not bad needs some redecorating, but that's my mom's department, the rest of it is alright has a partially finished basement kitchen isn't bad I don't care for the counters, but oh well, the counters are good enough, it'll be a few years till I get my granite counters other then that the kitchen is fine.

    Like I said the finishes are there just needs some redecorating my mom likes to decorate so that's her department.
    The bathroom is older fixture wise, but everything is actually spotless and in great shape for being old and from the 1930's really pretty cool the preserved all of it.

    Carpets new, the wood floors though could use a sprucing up, but that's not a big deal my dad knows how to do floors he said we could do it or he said there's enough people doing floors where the price for getting floors done even if you hired out would be fairly reasonable probably could get the whole house done for $2K.

    What's huge is the garage and driveway are newer which is great, the garage was built in 2003 and I bet the driveway was redone around that time as well, which you can't beat that.

    I'll have to do some yard work, but I'll get the yard up to par that grass will be nice and green LOL.

    Well you have the pre approval. The going back and forth with the seller part is easy. I didn't low ball mine too much because it's worth what I paid plus they did about 16k in improvements that I saw the receipts for. I got 5k below asking.

    The fun part is the mortgage processing. Easy for you since you haven't had anything. But they'll want to see some checks. Info on your 401k. Probably some letters from your folks about your living situation.

    Don't forget to get an inspection after they accept an offer. Then negotiate lower or ask them to fix any issues. Then ya gotta wait for an appraisal. Then once that comes back and they go thru your whole life. Then you get the approval and set up a date to sign 500 pieces of paper lol.

    Usually the sellers will sign a separate time then you do. The guy I bought my house from was an older guy. Old school. So we all met together in one room. Talked for a few and signed the papers together. Was cool because I got to ask questions about the place. Like is the hardwood floor that's in the bedroom and hallways under the carpet in the living room. Stuff like that.

    All in all it's a pretty hectic process with an awesome reward!!

    Good luck, @Mike2633 !

    I wish I had my financial house in order like you and @Buckeye91 when I was a little younger. Hell, I wish I had it together NOW! Anyway, I'm getting there. And you guys are certainly an inspiration to me.

    The open house will be quite the grand ball, I think we will have @bzinger and @G13Tomcat 's sister in laws wedding reception on the side yard. That will be quite the event.

    We put in an offer today they will counter, but it sets the tone will see what happens, I got my check book out and ready to go, this is going to cost me lol! My mom's all excited about decorating the house she's like a kid in a candy store, well that's how it goes.

    Well dang. Tell her to come down to Cbus and do some decorating to mine. You can definitely tell a guy lives here haha
