And insurance for those properties will cost how much? Maintenance?

Yes, these concerns are very important. I didn't understand half of the terminology that you used- and that's a good thing. It shows how much I have to learn!
I'm incredibly thankful for your message because otherwise I never would have realized how newbies can negatively impact the business for guys who are experienced. And, there seem to be so many opportunities to erode the industry when one doesn't know better. I hope I'll have an opportunity to have a mentor with even half the experience and knowledge/wisdom as you, my friend. Thank you for taking the time to share you ideas with me.

I'll probably need something more flexible because my off-times are a bit unpredictable.

That's a LOT of valuable experience! I hope you'll find someone here to answer your question about whether you're way off on your predictions.

Insurance is 1% of property value, so that's negligible.

Real estate is where the money is at. I knew a guy that started out and he bought one place.

The last I saw him he had over 100 and he liked to go golfing with the president of the bank.

He said that he never dreamt that he would be that guy with all those properties, but he said he just started and stuck with it and grew and by now I bet he has a couple hundred.

Did he make his money from trucking? The money to buy the properties, I mean.

Well the fact he was "mentored" by one of the most successful real estate investors around here, probably played into that equation.

Stick around TTR. Pay close attention to the posts and see who’s happy and who’s unhappy. Go to a full service truck stop and sit at the lunch counter and take note. You will see that I am telling you the truth:

Good Drivers are satisfied. Good drivers are rarely looking for a job.

If you see a driver looking for a change, odds are pretty good that he’s garbage. The best way to grab a good driver is to identify him in action (in the truck, on the job) and steal him from someone else.

How do you steal a driver? By offering a sweeter deal than what he has?
    1. Better pay.
    2. Better truck.

Good drivers may cost you more in the beginning, but they
    1. Won’t need handholding
    2. Won’t trash your truck
    3. Won’t tick off your customers
    4. Won’t have issues with DOT

Straight up good responsible adult. Will save you thousands. And less stress on you. Point and shoot. Watch him go. Just don’t try to cheat him and don’t lie to him. When he wants to go home, get him home. Don’t let greed ruin a good relationship.

    Got that?

Yes, odds are good, but not 100%. There are drivers who started with a good company, and then the kids took over/it got bought out, and they found themselves up to their necks in used food. There are drivers who, for whatever reason, had to start with a mega or white Volvo outfit, but they really are responsible, conscientious and trying to get out of their current horror show.

For the most part, TripleSix is right, but if you know the industry--I mean REALLY know it, especially concerning what makes a driver stand out above the rest--you just might find a diamond in the rough.

Not a single one of those loads pays enough to be worth doing. A couple of them won't even cover costs.

Thanks for the advice, hoping to find a responsible adult that wants to partner with the business and run the truck pretty much like his own. A pro. Not looking to get rich the first year or two, need to build a solid foundation with solid people. 27% of load amount decent? Doing the math, it feels decent.

How about health and wellness? Besides offering health insurance are there other things you all have seen out there that help drivers stay healthy? Are there any gyms at any truck stops across the nation? Trying to figure out creative perks we can offer.
