    Sittin eating my buttered food when plopped down in my booth the cute waitress. Not beautiful but cute. Said she needed a moment. 4 idiots in a booth were messing with her thinking they had a shot. Small talked for a few then she got up and laid her hand on my shoulder and said thanks sweetie I needed that. The GLARE I got from idiots table was awsome ! .....i hate when I'm used like that !!

    I have a question that I suspect some in this thread may have a qualified guess at. I'm looking at a property that already has a shop building on it. Trying to guess at value on that improvement, as I can do ok estimating the rest of the place with comps in the area. It's an odd duck, as if someone years ago had grander plans and either ran out of money or put the building up before code enforcement gave them some bad news. It would work for my small operation, as I only have two trucks and they wouldn't be in there often. Just for maintenance or repairs now and then on jobs I'm too cheap to pay someone else to do it.

    It's a 30x60 metal building with 3 - 14' roll up doors in the front, on about a 80' wide slab (sort of a parking pad on one side). Trying to figure out a ballpark guess at what something like that would cost to build on undeveloped land, so including minor grading, slab, and building. I'm thinking around $20k all-in.

    Anyone done one like this or got quotes before to tell if I'm low, high, or about right?

    I’ve always liked the Night Rod... but I don’t like chrome on my two wheels...

    I like the Street Bobs nowadays... I know you’re one for custom though.

    I’m a rail — need my energy.

    If I don’t eat I get cranky. I don’t believe in Ramen outta the microwave out here, I’ll snack on some oranges or some fruit day to day but when there’s a restaurant nearby... we going.

    Looks like a sharp place. Almost as if Shooter stayed someplace similar recently in NW Oklahoma? Or was that someone else?

    I love how ya just say “the menu.”

    Is the big gal with blue hair working the bar? She’s great — polite, keeps the drink cold, has a personality on most nights. I don’t care for her little roommate that wears enough makeup to cover the Sahara Desert — rude and acts like it’s a bother to do her job.

    And importantly, how was the sandwich?

    I had a 38x50 quoted from the Amish a couple years ago at 17k. That was no doors or concrete. I'd figure 10k for concrete.

    That said around here buildings don't add much to a appraisal....maybe a quarter of what the building would cost.

    I have looked at places with shop buildings, the "value" they add is really dependent on construction, location etc. 20K in value for the building you describe may be right or ? Is it legal as is, the floor a good pour with known thickness rebar? Is the building look new or like the grapes of wrath? The height is a plus, I looked at many properties that say they have a "big shop" only to see a small shed with 10 or 12' eaves. As far as cost to build a new 30X60 with a 30X80 slab, with basic plumbing and electric maybe 65-70 grand 50 with no services.

    To clarify the price I mention is for a red iron building NOT a pole barn
