    They don't live in the country. They live in the cities. I stay away from them easily.

    Cookeville, sparta,mcminnville areas. Close to 40 & 24,reasonable property prices & services. Also around Smithville. All are close to Center Hill lake & several rivers close by. Close to freight lanes running in all directions.

    2. Nashville locals will brag about country music and how green their city is.
    3. Knoxville locals will brag about 90's University of Tennessee football.
    4. Chatanooga locals will brag about their millenial culture and cardboard tasting food.

    Michigan, and Florida, highest insurance in the country.
    TN near the GA or AL border is low cost land I've heard.
    Stay out of those hills have eyes areas.
    Most of Florida is like the Devil's jock strap to me. Very stuffy.

    Man, some people here have some weird ideas about TN. This quote above is, however, very accurate!

    Tennessee is a good place to live. I was born and raised in Memphis, been near Knoxville for 25 years now. Cost of living is very low compared to most urban areas in the US. Politics are conservative but not crazy. Taxes aren't bad, fuel is fairly cheap, there are no more rednecks or worthless humans here than anywhere else, lots of freight and major shipping lanes through here. Unbelievable humidity and lots of rain. Population is almost universally white middle class, very few minorities here. *Just sayin' the truth, I have no problem with anyone.

    I pay $2k a year in taxes in a small, upper middle class college town. It cost me $65 a month to park my rig and trailer within 2 miles of my house, just had to look around for awhile.

    I've built homes and buildings, never heard of wind insurance or a $14k building permit.

    I rarely lock up, nothing has ever been stolen but of course we have crime, meth and little Kip-like wanna be gangster kids just like everywhere. Just like anywhere else, use common sense.
