Don’t buy more than you need. Bigger house bigger money pit. Avoid old farm houses unless you like constant repairs. Take a close look at the foundation and roof. When you’re hunting something will catch your fancy ( warm fuzzy feeling living here would be nice) now it’s time to look for a reason not to buy. When you can’t find a reason not to buy and the house still talks to you your home.

I wont be buying anything that hasn't been updated and needs zero work.

That's a good line of thought dale and I'll remember it when I'm ready to lay down an offer which wont be until about next april and then close in 45 days when my current lease is up .
I've already been looking online and should be able to get a pretty nice house bought in north Omaha for 100 to 125k ...every other area of Omaha is out of my financial realm and double or more .
And yep no old farm house been there done that , also cost a fortune to heat and cool.

Find a realtor that you really feel you can trust. A realtor that has more interest in finding you the right home than in their commission is worth their weight in gold.

Personally I’m not a house snob. I wouldn’t care if it had paneling on the walls.

I don’t need all the latest granite countertops, stainless vaneer everything, and all this “natural light” from giant windows that nobody can seem to survive without

If the roof and plumbing don’t leak, the electric is good, and the AC works, I’m happy.
