Just made my last MIP payment on the Mortgage. Payments going down $97 per mo. Original plan was to have 78% LTV in 5 yrs. and drop the MIP. It took Us 8.5 yrs. Still 2.5 yrs earlier than if we had not paid extra on the principal. I’ve resisted refinancing out of the fha with MIP into a conventional. Mainly because I would have lowered the pymt., but increased the payoff, by the time they roll the costs into a new Mortgage. Also because all fha mortgages are assumable. If rates go up eventually to 5% or higher, the assumable loan with be an attractive selling point to the right buyer. I’ll be able to get a better price. Main thing is my pmts. going down $97 mo. Whether or not we stay here or decide to move, won’t need to cough up any cash. Paying it off completely is starting to look very possible. That’s encouraging.

 

Your going to be in a really good position with that mortgage come this time next year when the Fed raise interest rates. Just keep making extra payments to pay down principal.
