Well, right now ain't a good time to be buying.
BUT, sometimes if you pick up the sale paper or look on Craigslist, you'll find a lease/rent/buy deal from someone. Be careful, but there's people out there wanting to unload a property and they'll be willing to work with you.
I got a really good deal on a house a few years back (that my ex eventually owned....but anyway), told the dude I'd give him $1,000 a month for a year (I still had a house in Alabama that I needed to unload), if he would take the $12,000 as a down payment and report it as such at the end of the year. If at the end of the year we hadn't bought it it, he could continue the lease or boot us out.
We were able to buy it at the end of the year. Nicest house I ever lived in.
Think outside of the box. There's stuff out there.
