. I must disagree with you I’m thinking the customer base that a truck stop brings in won’t support high enough menu prices to justify that kind of rent. I hope someone figures it out and makes it work because I like sit down service.

 

That place was never empty all the times I went there. Truckers were maybe a third or quarter of their business. The restaurant was the only reason I ever took that exit.

 

Lots of Outlaws run that road heading west with Trashy Meat Loads.

 

. That makes sense to me a percentage of the gross is less risk on start up. Gives the new operator a chance to bleed less cash in the beginning.

 

Maybe... but at a certain point, a fixed lease would be cheaper. Of course, if revenue slips, you run the risk of real estate taking a larger percentage of revenue... but that's why successful businesses earn every dime... making the hard decisions.

 

$7k a month is a lot for that area. I know be me in Northern WI, restaurant leases go for about $1.50 a square foot. This place looks about 3,000 square feet, so $4,500-$6,000 would be reasonable. Considering it's an established place with long time operators, I'm guessing that a lot of equipment/furnishings are going to need updating/replacement.

All that said, this "article" is little more than am advertisement placed by the owner.

 

This is just north of Wichita and adjacent to I-135. Gotta be a higher-traffic area than Green Bay, which would probably command a higher lease rate, no?

 

Probably not, considering that Newton has 20,000 people to Green Bay's 100k (200k if you include Allouez, De Pere, and Ashwaubanon). A quick search shows property costs are a little lower, so if anything it would on par.
