I want to provide private parking to truckers. Tell me what I need to know!

IMHO, don’t worry about the guys passing thru town. Concentrate on the need of drivers that live in the area, and desire a place to park the rig while on ‘home time’ or vacation, etc.
As others have said, but have strict rules concerning repairs on site, washing trucks, etc.
Maybe a porta-potty or two.
No sleeping in the trucks.
No running refers.
No running water on site.
Painted line’s & numbered stalls, everybody has an ‘assigned parking stall’.

What do you look for when looking for a place to park?
Gated, security cameras and 24 hour live security on premises. Paved lot and that’s nonnegotiable.
What amenities would the optimal park place have for you?

What are deal breakers when deciding on where to park? Low rent districts. Nothing but junk equipment onsite. Dusty dirt lots that’ll turn to muddy lots when it rains. Gravel lots,

Repairs
When you need repairs, how do you handle that?
Depends on the repair.

I’m replying only if you’re asking about storage lots versus live truck stops.

Where I rent a spot I waited over 6 months for one to come up available. Mine sits empty for weeks at a time and some are in and out daily.

Vital to have an abundance of security cameras.

 

TA truck stop Vero Beach, FL. All of FL and GA are high theft areas. The thefts are still happening daily even in the current lousy freight market.

Where I park now Trucks seem to be thinning out due to lack of money to pay the rent. Got to be very careful not to get stiffed now..

Walpole trucking company (bulk haulers) parks about a dozen or so brand new units where I’m at. If it’s good enough for them then I feel like I made the right choice.

Turn it into something nice and you’ll attract good clients. A previous place I used to park pushed me out because the power company wanted it all for themselves for an indefinite period of time.

Truck and trailer in my avatar is identical to what I lost.

Where I’m at we aren’t allowed to work on our trucks because it’s paved and they don’t want it destroyed by oil spills.

 

What ever you do DON'T allow repairs and service on the property, you'll have issues with oils spills and junk tires just to mention a few Having road service come to change a tire or jump a truck off is OK. Make them pay 2 months in advance. Each truck should have a sticker and assigned parking space.

 

Other than cleaning windshield/windows, and headlights/taillights, ‘washing’ trucks on site should not be allowed. Otherwise in a short amount of time you will have gobs of washed off mud all over your parking lot.
Refers is slang for refrigerated trailers, they have a small engine that runs, that cools the inside of a trailer.
Running water on site will soon lead to a mess. No doubt someone will leave the water running, or steal the hose/nozzle, someone will drive over the spray nozzle, or hit and break the water spigot/hydrant, nothing but grief awaits you.
Other than a ‘jump start’ or tire repair, should be the extent of repairs on the property.
