Believe it or not,there was something like this years ago(tho not as grand),,When Truck STOPS of America took over the old "76's" they had this plan and when you look at the old T/A's you still see the hotel,most had pools,and most of the services that you would offer(tho like i said not as grand)
Then T/A saw the light and became "Travel Centers of America" and thus the modern "place to park" and get so-so food,and a smelly and disgusting place to park for the night was born,,,
Pilot got their "Vision" of the future from McDonald's,,,
We want you in & out and dont offer much other than cheap
But your idea is a Novel one,me and the wife have rental property and have for years wanted to get into the B&B business on the coast of NC,,,
Would this be somewhere that you would consider staying?

I think most drivers are gonna feel the same way about their dogs. Anyway, I'd rather sleep outside with the dogs than to sleep in a bed that some of these nasty slob truck drivers have roosted in for a night.

The reason there is not one yet, You will go broke. Do a reality check. What you will have to charge and make a profit far exceeds what the average driver can afford to pay. To make it, you have to price it where the average driver can afford it.
And besides have you really taken a good look at the way most drivers take care of things that is not theres, and the courtesy they show one another.
Your talking about a 200.00 per day package minimum to make any profit. That dog just won't hunt. Good Luck -

Anyway, to answer the guy's question it sounds like about $200 per night. Which is a bit dear to me, but might be nice if I really wanted something more than sack time at the T/A. I can get into a B&B for about that much anyway, but most B&B's don't have truck parking.
You know,,, he might be on to something here. Why DON'T more B&B's cater to truckers?
Anyway about the menu, cut down on some of the meats, and fer gosh sakes add more veggies! That's one thing I try to get more of on the road. (Mc Donalds doesn't sell brocoli!)
The next problem would be location. I like that he takes reservations, but a pull though lot would be best so that a rookie doesn't back into anything. How about two reserved spots? (for up to two trucks per night) and if you want to spoil us,,, just let us PARK NEAR THE DOOR.
Finally, I don't know why you'd only offer 12 hour stays. A choice between a 10 hr and a 34 hr stay seems more logical. (for obvious reasons) Again, reservations up front.
Also, you've got to take the people on this board (or anywhere on the internet) a little less defensively. You've proably run more buisnesses than I've owned cars, who cares what some yahoo on yahoo says. But when you get up in arms about some guy cracking a fat trucker joke, it just makes you look bad. Let it go.
Anyway, best of luck in your venture. Maybe when my kid gets older and I can get my wife back in the truck with me again I might be looking for such an establishment. -
My main problem with it would be that it would be full of truckers! I want to get away from these nasty, stinky, stupid, slobs when I am staying in a hotel or B&B for the night or over the weekend.
Most of them would just wreck your property, steal whatever isn't bolted down and run over your mailbox on the way out... -
That sums it up pretty nicely. Except you left out the part about them stopping at a truck stop first so they can pick up a $10 hooker to impress with their $200 room.
