you have probably thought of this already but here goes: don't forget/underestimate Craigslist as a resource, I and friends of mine have had many good experiences with them (although of course you have to be careful, and there are many flakes out there). Be sure and get ID, some form of reference, etc, but you know all that.

There is gonna be some frustration when starting out but just stick it out for a year or untill your contract is up and then move on and up.
