Why so worried about a mortgage your young. You will be living in a truck for a while. Do not ever go lease op, while trying to pay a mortgage, it's a good way to lose it all. Many more will say this same thing. Also not sure how much mortgage you are trying for, but reality most people don't need more than $100,000 Or less starter house. Talk to financial advisors. They will tell you your car should be 25% of annual income no more. A home I can't recall but advisors will let you know.

Wheesh!! I sure am glad no old timer gave me that advise. My 1st house back in 87 cost more than 100k. AND I bought maintained and kept my mortgge current. All the while leasing a 81 international 9670 from my agent. *just for clarity that was a straight percentage lease, with NO chance ever to own it.

    Oldironfan Thanks this.

To be fair to oldironfan, if I lived in a different part of the country. I probably could have bought a house cheaper. But I like new England, no hurricanes, tornados, wild fires, mud slides, earthquakes etc... just 3 months of somewhat rainy spring, 3 months of hot summer, 3 months of perfect weather, 3 months of cold.

To be fair I have never had a mortgage. I'm 39. But I have owned 4 rigs. And I am still paying off bad credit.

Somewhere there's a mortgage broker that will get you qualified. Go shopping.

What state you in.. I would talk to a broker, they will know what requirements you need and who would approve you..they will pull your credit one time and shop it around instead of a diffrent pull every time you apply for one..

The worse your credit score, the more you will sacrifice your free time to pay those interests points off.

For truck drivers if you get paid cpm or by the load or contract you need to be employed by the same company for 2 years. If you get hourly pay different story as long as you get 40 hours weekly.
I'm in the process of a home loan. I get paid hourly + load, they won't take my load pay into consideration because I haven't been with the company for 2 year. They will only look @ my hourly pay. They require a letter from my employer saying that I'm a full time employee, my hourly pay and that I work a minimum of 40 hours weekly.

Wait until Oct, ask the broker if you can start the process couple of weeks before your 2 years with the company or how to lock a low rate. After you run your 1st credit check you have a 14 day window to check with other brokers with out hurting your credit score.
