I think the pass port might help with the address requirements, since it proves who you are.

Usually works as an address at the dmv

and check with some non franchise self storage places .

there’s one near me that rents mailboxes , and it’s not in the fedgov database as a mailbox place so it doesn’t get flagged as a private mailbox .
