So I'm really good with money and investing despite my age, thats how I've been able to live on my own for so many years and get myself into trucking.
But I've come to a Rather GOOD investment opportunity and not sure weather or not to jump on it....
I found a beautiful 31.3 Vacant Acres for sale (it was a horse farm back in the '60s and '70s) for $175,000 in South Carolina. It's a few miles off I-85 and just 35 minutes from Uptown Charlotte.
The owner wants to do Owner Financing and wants 10% down....
So last night I sent him an E-Mail just to see if this was even an option for me....I got a reply this morning saying if he "were" to accept the $5000 down that I have he wants to know how much I can pay each month...
Currently I have a 900sqft Apt that I'm paying $669/month for + all my Utilities and I'm on the road 95% of the time.
So what I'm considering is.......dumping the Apartment and just putting all my stuff and my boat in storage and just living out of my truck so that I can get this property until I can afford to have a place to live as well as this property.
This is the perfect location for me to build my own home down the road.
So far I'm on Track to Gross $40,000+ for my first year in trucking.
Anyone got any Wisdom they'd like to share????

Older here not sure about any wiser though. 175's alot for some bare land , does it have water power sewer R septic ?? Punch in Realtor.com look for property in that area see what land is worth. Or maybe an old house you can remove and at least have the well ,power and septic.

not sure about power/sewer but there's no house on it. About 2 or 3 miles away there selling property for $25,000/acre in a devolopment...its a growing area. That big of a lot on my side of the boreder would be well over $400,000

Just say NO! Do you really think you can live 24/365 in your truck till you pay off $175 GRAND? Even if you could pay $40 thou a year that's about 4 1/2 years and that's INTEREST FREE. Don't do it, you can't afford it. I'm not even going to say if it's worth it or not

as far as I know theres nothing on it, although it does have a nice river/stream running through it...

in my first 3 1/2 months on the road I was in the truck for all but 2 days of that without a problem...and I would have no problem takeing 2 days off every other month in a hotel.
And it wouldnt be that long, I would only be living in the truck for a year maybe 2 at the most, just until I can pay it down a little bit and get my income increased a little bit. And its Owner Financeing so I have no idea what if any intrestest there would be.

not sure how long but I can and have followed the ads for it back a good month or 2 and two months ago he was asking $250,000. Oh ya deffinatly I'm in no hurry to get myself in over my head.

You need to find out how much the rate will be through the current owners. 175K does not sound bad for 30+ acres. What you need to ask yourself is this, will I be able to sell this down the road and make a profit? If not, you don't want it.
