I really jumped in very late, and haven't read everything, so if I'm saying the same as someone else, go ahead and shoot me.

How stuck are you in staying down there? The new third world country of Michigan has all kinds of very good deals if you're a buyer. Example: In 2003 I paid taxes on a $250k house, I finally shed myself of it for $88k, 2 months ago, and there are many doing the same for various reasons. No, I could afford the house, before anyone decides to get nasty. If you were to come up to the northern lower over by me, land is going for $2k-$3k an acre. And the price is still falling. My property, 20 acres, house, barn, all woods, and all the goodies, is worth less now when I bought just the bare property 12 years ago. Just an idea.:biggrin_25525:

I grew up on Cape Cod and in Northern Vermont I've had enough of the BS that comes with snow! haha

I like to play in the snow, not shuvel it, plow it, or scrape it off the roof so the roof doesnt cave in.

I really enjoy it down south, lots of stuff is open 24/7, i have the Ocean a few hours east, the mountains a few hours west and the Big city in the middle. Plus the Nascar, pro sports, concerts, and most importanty Lots of companies hire from here and the cost of living is very cheap.

But I do appreciate any and all advice from guys like you that have done this before.

I did an owner fianance before in Georgia and really your building his credit not your own...And he will probably die before you pay it off...leaving you with a bank that says they don't know you and they don't care who you are...See if you aren't on the paperwork,,,you don't exist. The Bank owns the house....period

So i found another peice of land. :yes2557:

I found one and got all excited it was 23 acres for $50k in SC but then i saw the water front property part of it was a brown pond........sounds like Mesquitos to me:biggrin_25512: NO THANKS!

THEN I found this one! it's 16 acres, For $56,000 its been on the market for almost 2.5 years!:yes2557: All forest and stuff, only 3 houses on the road, not far from I-85 in South Carolina!

$56K i can work with that, knock a little off that price throw $5K-$10K cash at them get a 5yr Morgage for the rest and I'll be ready to build in 5 yrs or less.

I sent the Realitor an E-Mail requesting more info so we'll see what I can find wrong with it:biggrin_25517:.

Anyway, im excited, its not quite as much property as i was hopeing for but thats still ALLOT of land. And in a GREAT location, it exacly where i want to live halfway between BFE and the Suburbs. 30-45 min to uptown charlotte!

The whole area is pretty much the same lots of woods and open nothing, a few houses here and there and only a few minutes from town.

OH dont worry its still within 10 minutes of a Walmart!:biggrin_25520:

I'll keep ya'll posted if this goes anywhere....

Here's my thoughts- living in debt is indentured servitude (slavery). You get a mortgage and end up in a job you hate to make enough money to pay for your mortgage.

Just an idea here- silver is selling for about $34.00 an ounce (+ or -). Put all your paper money in silver ounces. Wait 6 - 10 years until property values are bottomed out and silver is topped out- maybe $450.00 an ounce? Then buy your once expensive (and now value-less) horse ranch for a discount using the silver ounces you paid $34.00 an ounce for.

    I'm just sayin...
