Does anybody know where I can find the FEMA loads?

    How about a commercial real estate buyer and seller? Should the commercial real estate BROKER be allowed to set the selling price and purchasing price or should he be required to legally act like a BROKER and disclose his fee to both parties? Commercial real estate buyers and sellers should have "negotiating skills"?

    Freight brokers are NOT the "go between" the carrier and shipper? Huh? Why do you think your pickup numbers never work?

    Yes. I've had my own authority for over 20 years. And I've had the opportunity to see inside a very large brokerage for many years. They thrive off talking a good game and running carriers out of business.

    When the brokers are thriving and the carriers can not stay in business under the current parameters of the law, then the law should be looked at. It is a broken system, even more broken now that we have computers, but at least now I can see why it stays this way. Because carriers like here enjoy being exploited and ruined financially and refuse to advocate for themselves. Wow.

    Wow where do I start!! I would suspect most commercial real estate buyers and sellers are business ppl and should have some degree of negotiating skill.
    Next, I think you will find the regs for commercial real estate are a lot different then for residential.
    Next, here again you are comparing 1, 2 maybe 3 transactions in a lifetime to 1,2,3 or more transactions in a week(referring to the O/O side). Again apples to turnips

    What have you done to understand load brokering?

    What does pu numbers have anything to do with this?
    If the load broker isn't the go between the shipper or receiver would be a direct customer

    But anyway I am starting to see why you want someone else to solve your problem!!

    I like to think of myself as a "glass half full" kind of guy... I know a lot of people that are "glass half empty" kind of people. But I wonder... is there ANYTHING in your glass?

    Are you suggesting that commercial real estate brokers are not required to disclose their fees? The number of transactions are irrelevant. The commercial real estate broker is required by LAW to disclose his fee whether you have one transaction with him or 100.

    I do not want to get into the details of how I know the intricate workings of a large successful private brokerage on a public message board. I value and respect my contacts too much. But I will say, I have watched them grow from a couple guys in a crappy room to a 100+ million dollar company over 20 years, while running almost all the MC#'s they have "contracted" with out of business. They represent themselves as the carrier to their shippers, and they represent themselves as the shipper and owner of the load to the carriers. Their legal license to be a broker is a legal license to lie and hid their cost to the financial transaction. I tip my hat to them but I could never lie like I've heard them lie to people on the phone. But they do it legally but that does not mean I can not see the flaws in the system we must all legally operate under.

    Another big problem with the current broker-make-as-much-as-they-can-by-hiding-their-fee system, is the "kick backs" that take place between brokers and shippers. Yes, brokering loads to you is so lucrative there are a good bit of illegal kickbacks to secure the freight you will run yourself out of business hauling. This is also why we need transparency in the transaction.
