Fence
Ample lighting
Electronic gate with secured keypad entry system
Optional Guard shack w/ 24/7/365 personnel
Employee to keep property clean including parking area, restrooms etc
Camera/security system for catching damage to your property & the clients property
Liability Insurance
General maintenance
Website with 24/7/365 real time video overview to see if there are currently spaces available to park, pay & obtain an entry code for your intent of short term overnight parking.
Looks like its getting expensive to me. You're gonna need a lot of spaces filled per day to cover all those costs and profit to ensure a 10 year payoff.
I'm not trying to be negative. I'm sure you have a plan.
As part of the revenue, I'd suggest you consider getting with some local food trucks to park there in shifts for a fee.

Sadly -- this is all too accurate.

You will need one or more custodians with a kick-butt work ethic -- to keep the place respectable looking.
Some drivers are simply slobs -- & have no real respect for others -- or their property.

A while back one particular picture appeared on here of about 4 or so gallon milk jugs full of urine left next to a fuel pump.

This is a business venture. In Atlanta, I know of many truckers who need a place to park their rigs when they're between runs because where they live, they can't. There are some locations around where they can rent a spot by the month but the drivers I know are unhappy because there aren't any near to where they live and/or the facility is severely lacking. So it seems to me that there's a need and I'm interested in what the end users (the drivers) are really needing...FearTheCorn Thanks this.

I thought about doing this as well. Problem is you're going to have slobs leaving their crap everywhere.
The only way I see it working is if you abandon short term parking and focus on leasing assigned spots a few months or a year at a time. Lock on the gate or a swipe card so that only the paying customers can access the lot.
At least then you can hold the customer accountable if they're leaving garbage and crap all over the lot. If you've caught them dumping on camera then you might have grounds to charge them cleanup costs.TurkeyCreekJackJohnson, ParkingProvider, Grumppy and 2 others Thank this. -
