    Housing markets are generally tied to avg wage for any area.A Trucker can have a better standard of living in a depressed economic area.Housing is headed for a correction as more people are having a hard time affording homes. Only worth what people can pay.

    People live in illusion nowdays, ‘’ wanna be rich’’ they own nothing cara, truck, house, phone, everything in their life is based on credit and loans for people to say woooow he owns a house , ohh look at his car kkkkkkk. I rather drive 1990 buick Lasare than 2018 BMW that i don’t own

    Everybody knows that some places are more expensive as far as real estate goes. Somehow, that gets twisted into "we HAVE TO take on levels of debt that make life unbearable". It doesn't. Nobody is forcing you to do ANYTHING.

    If your job doesn't provide the income you need to meet your financial goals, you still have lots of choices. You can:

    * Move to a cheaper place to live. Lots of room left in Texas from what I hear.
    * Change jobs or careers and make enough money to meet your needs
    * Change your financial objectives.
    * Continue to make financial decisions that jeopardize your financial future.

    No, it's not EASY to make 60, or 80 or 100K, BUT PEOPLE DO IT ALL THE TIME. It's not easy to uproot family and move to a different region. But people DO IT ALL THE TIME. You could EVEN do BOTH. It's a lot easier to meet your basic needs if you make 100K and live in a 120K house, than if you make 50K and live in at 300K house. Since this is still a free country, everyone can choose how they will live their life. Nobody is forced to live anywhere or take any job.

    The Buick with 3800 is best vehicle for price out there IMO! Lots of low mileage ones still availabile.And 29 mpg

    I’m a firm believer in keeping things as simple as possible.Especially if you’re an O/O as thing can get out of hand quick, playing with larger #s can be deceiving. The best rule of thumb with housing is buy what works, that is don’t count on maxing out on you’re qualified loan amount and growing into the payment, and expecting to make more $$ from equity. Keep payment ( or rent) at or below one weeks pay or 25% of monthly pay

    I’m a firm believer of paying cash where cash is due. A mortgage is not a reasonable thing to pay cash for ( IMO ) but a cash can be bought for cash. I have new thing but don’t finance them.

    I bought my last truck cash but on the flip side I’m considering buying another brand new one via financing.
    In my line of trucking old trucks usually equal more problems.

    Dave’s rates may have changed. But as for his 2nd bankruptcy? Drop him an email, he’s discussed it often.

    My advise while it may seem financial, it is not related to finance. Read it again. It’s related to broke people coming to a bottom feeder company that won’t care if they toss them off the truck 1500 miles from home, or #### canned at orientation 1500 miles from home. A $500 secure credit card insures they can get a room for the night, a hot meal, and a bus ticket home. Not much else

    A side affect from having that card, will be the building of credit. Albeit an extremely slow build.

    How do I know this? I had #### credit and started with a $100 secured credit card. I currently have 3 with over $25k unsecured in my wallet. Utilization hovers around 10%. Not using those cards occasionally, can result in a lowering of limits.

    Sh** happens, much like life. Having the ability to tap additional funds above your cash reserves whenever the need arises, can be very helpful.

    The learning experience stopped at one bankruptcy for me. But I’m sure a second one, would elevate me to God status.
