Wage or salary only for the vast majority of lenders. They want to see a guaranteed amount. Although some will let you get by with 3 years of tax returns with the SAME company. I had an employer write me an $1,500 a week guarantee and submitted that as my salary and got approved based on that salary even though I was earning more and should have qualified for more but that's life. Also a 760 credit score certainly helped with that. Without excellent credit that salary probably wouldn't even have helped me with the anti anything that isn't a wage or salary gate keepers. Salesmen have the same struggles as most are paid commissions which the banks see as no sales=no money=high risk. Of course even with a wage you could say that. No hours=no money=high risk. What happens if work gets slow and they cut everyone's hours?
