I grew up in Alabama and been driving OTR the past few years and one of the first things I noticed is how much Nebraska's rest areas suck..who would argue against that? When you see them you picture 1950's 60's Americana when the roads weren't so crowded and Leave it to Beaver families were picnicking peacefully on the lawns. And taking land from the farmers..what .0003 %. ? A few acres out of thousands.. yes Nebraska rest areas need updating and expansion. ..and they should be ashamed of themselves..One of the main interstates through the heartland of America and that's all they got? At least the Wal Marts out there allow parking and have truck parking areas. We don't have tons of rest areas in Alabama but the ones we do have are pretty nice and expansive..many are being updated. And we sure ain't at the top of the heap when it comes to revenue.

Paid what it’s worth to whom??? Them or me? Market value and what I would have to have to sell are not the same. Why would a land owner want to sell just to have a bigger nastier rest area border the property. I also vote since this is your idea you can go pound on their door and announce it to them
You also need to realize you need the farmer way worse than they need you. They have the resources to haul their product to market for the most part. I just passed the 318mm rest area. Looked like enough room for about 10 trucks, not 6.
So maybe math is the issue? -

From my view, looks like plenty of parking places, probably 12 more at the 375.
OP, I reckon your opinion of Nebraska, is very close to what the good folks of Nebraska would think of you. Could be they'd just rather you not stop.
Nebraska is one of my favorite states, but I also like cold beer and fine hunting dogs.
