You don't have to deal with renters; let a management company take care of all that. All you have to do is check your bank account each month. That's what I've done. I don't even want to see or meet the renters.
Management company does all the screening of renters and takes care of any problems including maintenance.

Same. I did the opposite and paid cash for my building and land.

2400 SQ ft living area pole barn with a lean to community laundry shower area (all plumbing is in the lean to)
Rent it to teenagers for $125 a week each. Anything on electric over $100 gets split among them evenly. I pay the wifi andd umpster the rest is on them.

If they don't have the money I make them come umpire 3 games of baseball and take their cheque. Loloooooloool

I built two of those (8units) with a couple years of Con-Way money.

Won't sell like yours will but I'll be dead before I have to rebuild those.

We are a small trucking company focused on each individual driver. On average our drivers make $1,800 to $2,100 weekly checks depending on mileage and weeks spent on the road. We are looking for drivers that are strong solos and can handle 3,500 miles weekly. Those drivers make the most money and are the most satisfied. And, thanks to our excellent customer base, we always have freight to move

    What we can offer:
2021 Freightliner Cascadia with fridge, work station and other extras.
2020 and 2016 Volvo trucks equipped with APU, fridge, work station and other extras.

That's the way to do it. Otherwise a tragedy befalls someone and now it is somehow up to you to take care of them. Seen a few landlords put out thousands of dollars in free rent rather than kick someone out. Then when they can't anymore family finally steps up and the landlord is the bad guy. Nope. Let management company deal with it.

Yeah, just get a little condo in Philippines near the beach and spend you're off time there.
Let a couple of cutie-pies live there and take care of it while your away.
Several drivers on this forum have homes there.
