I'm new to this industry and looking for suggestions / advice. Can anyone tell me if there is a need for overnight and/or long term parking along the I-85 corridor between Atlanta and Alabama? I am a land developer looking to develop a large parking facility and I'm trying to gather information about specific needs the industry may have.

There is always a need for parking. As far as making money? It does not sound like you are interested in opening a truck stop. The only thing I can think of is a drop yard for one or more of the mega carriers or a plant/warehouse with little parking and high truck traffic.
There is a shop down the road from me that I drop my trailer in. They charge me $50 a month and I get a key to the gate.
Then you will have zoning and EPA concerns. I am sure you know about that, plenty of lighting, retention ponds for parking lot runoff and such.
I read an article in LandLine or OverDrive the other day where a developer is putting in offices with one truck indoor shops, say a dozen in one or two large buildings. He is renting them out to smaller trucking companies, they say business is good. And some of the trucking companies in there that have mechanics, are doing work for the other compaines that do not have mechanics. If that makes sense.

ALL the truckstops around the perimeter of the ATL area are jam packed at night. so i would say yes!!!

I see you are in McDonough, now there is an area in need of truck parking. Preferably with hot showers, armed security and home cooked meals.

I actuall live on 85 right north of Atlanta, and boy, parking is needed there. I'm sure you guys have stopped at the Pilot at 137, really small, maybe 30 trucks tops. Thats it. Youve got the TA at 149, but that's 55 miles from ATL. Maybe putting something off the 126, near Chataue Elan, that area, would be perfect. IMHO. Good luck.
