I made it a log time to with out one. Crap what I have now for my two trucks isn't much but I'm glad to have it. I used to do a lot of customer work and have a nice 50x100 at town. Since I hired two to do that I want to stay out of there way good help is hard to find. I don't have all the floor poured here at home but sure is nice to get out of the elements. Bear in mind I'm in Arkansas you gotta be tough to do it in North Dakota

i would be happy with a dirt floor shop just a place to get out of the wind/rain/snow but from all the adds iv looked threw and property management company's iv called this is the only shop iv found for under 1000 a month that would fit my needs. i thought i found a unheated shop with electric no water ect. that was similar in size to this one for 400 a month + electric but no outside parking and was only big enough for a truck or trailer not both to be inside at the same time no outside parking and would have been a 90* back threw a 12' wide door to put a trailer in there. so in other words a no go. everything else iv looked at would work is 1200+ per month before utility's.
im estimating this shop will cost me around 1200 a month after utility's and everything are paid. i hope i'm estimating high on that.
there currently re-doing the building new insulation ect about another 6 weeks till the shop is ready. im going go over there with the owner to see the inside tomorrow.Cetane+ Thanks this. -
So you say there is extra space to park trucks where you will rent? Looks like you should put an add out to rent truck parking space. That could make up $100-$300 per month.

I'd say go for it if you can afford it. I have a 30x50 that has 10 foot doors & a 12 foot ceiling and own a 13 foot tall truck.lol I plan on adding on a stall big enough to get my truck in very soon but not soon enough. Shops like you found are hard to find. I had to take the head off my truck this week outside and now it's rainy & cold.

How much would doing your own repairs save you per month or year? How would you deal with major repairs (like having to completely remove engine for repair/ replacement) now?
Do you think your truck would overall be better taken care of? Would having your truck be garage kept have importance to you? Do you have or have the funds for tools, air compressor, etc? Are you ever delayed because you had to wait for repair? Would a garage help to maintain/repair your personal vehicles? Would your wife smile more often if your stuff is out of the yard?
