Go for it. once you have a shop youll never go back. Youll find you use it a lot more than you think. You might think about hiring in a mobile mechanic for big jobs rather than going to another shop. I would check the drain if your truck gets as dirty as you say. Hate to see it get plugged and the landlord come after you.

I was wondering about washing with the mud? You're gonna need a good drainage system in the shop. When I didn't have my own place I always rented a spot from a farmer with a big barn. Best expense I ever had. Do your own work and keep the truck out of the elements when sitting. $750 is a little steep though. The farmer I rented from went halves with me and we put in a drain oil furnace. Ran pretty cheap. I paid $300 but that was years ago. Good luck

You guys are missing the best part. Most truckers I have known put a high value on quiet time. Could be the ultimate man cave when you want to get away from the mrs and kids, lol. Priceless!!

Do you know a friend you could split the place with? I share shop space with a guy that doesn't even own a truck. He just wants a man cave/space to do some welding & play his drums. He uses my hand tools, but I get a refrigerator, stereo & big screen TV out of the deal.

well i just got back from looking at the shop. so here is the good and the bad
good,
floor drain does have a seddement trap
large out door fenced parking area
large enough door
straight shot in and out of the door
they are getting ready to spray foam the entire building
water is incuded in the rent
new energy efficiant natural gas heaters are being installed
it will have a bathroom
the bad
out door parking in the fenced in area is a additional $40 per month (he didn't say this at first) but it may be negotiable
1 year or 3 year lease agreement options 3 year reduces rent $50 per month if the lease is terminated early no penatly other than i am responsible for the rent until it is re rented.
no history on utility costs the biulding was previously a manufacturing facility for boat docks and is currently being converted into a multi unit shop. -
first and second unit from the left are the two still available garage doors should be going in next week i think the second one in the better choice, its 1ft narrower but 50 less per month and would have 1 less outside wall witch should help reduce heating cost
inside of the second bay under construction as you can see, but there will be a wall along the truss that will divide the second bay from the first

well i think im going to get the shop. i talked to a friend of mine who is willing to help with a rent for a place to keep his motorcycle and have a place to work on his car when im not using it. the owner wants me to sign a letter of intent to lease to secure it until its ready he says about 6 weeks.

So since you are "locked in" for a long period, get as much free outside space as you can. Tell him that makes or breaks the deal.
