renting a shop as a 1 truck o/o

yup that is my plan is to tell him i want 1 space included in the 750 or two spaces for the 40 or its a deal breaker.

 

you make a good point. its all big and wide open now could probably easly park 20 tractor trailers in there right now. but no one is moved into any of the shops yet so who knows what it will be like then.

 

there is some downsides to the shop. 12ft tall x 14w overhead door ( run a flap top sleeper though so it will still work my trailer will fit under a 12ft door as well) the location isn't bad but could be better, most the time when i come home ill be going about 15 miles past my house to the shop, witch is where i would park the truck. and its not very close to any parts stores. its not big enough to pull the truck and the trailer inside at the same time. so to work on the trailer i would have to back the trailer in just a couple feet from the back wall and unhook the truck to close the door. but however for a longer shop and a better location your looking at alot higher prices, and the issues are workable.

i have laid out to the owner what i want i told him i want two spaces side by side in the fenced in area for the additional 40 per month instead of one space for 40 the spaces must be reserved and must remain clear and have a clear approach to the spaces at all times. for a total of 790 a month on the unit im looking at. he said that shouldn't be a problem he was meeting with his partners on Sunday witch is today and he said thoughts terms shouldn't be a problem but he would run it by his partners and let me know Sunday or Monday. then we could move forward and do the intent to lease letter and move in when the shop is ready. he also said i could probably start using the outside parking before the shop was ready if i wanted to

 

i figured i would update this thread. iv been absent for a little while now. i was suppose to be able to move into the shop back in January but they had issues with getting utility's in due to ground frost. just now getting moved into the shop getting work benches built and everything set up. it should work out pretty good. my biggest complaint is they put the bathroom on the same side as the shop door, i wish i would have specified where i wanted the bathroom. where they put it limits how far i can back a trailer into the shop.

i really just wish the bathroom would have been built on the walk in door side vrs the roll up door side, i also didn't need a 10x10 bathroom. i guess even though i had a vision of how the shop should be and told them how i thought it should be i should have been more specific they did everything i asked for but not necessarily how i had envisioned in my mind.



the room in the corner is the bathroom. the one good thing is they used plywood on top of the bathroom so it should be fine to use the roof of the bathroom for storage space.
