    On the other extreme, I like the parking area on I 80 in Nebraska exit 101, if I remember correctly. Huge, sufficiently lit and I can always find a secluded corner there. This is the area to take 8-10 hour break and get the heck out of there. Does its job well. In reality, there is more need for those, simple and easy and plenty of parking with thrash containers and a few John Spots maybe.

    There are different classes of hotels. There are hotels that charge $85/night and there are hotels that charge $300/night. They both target a specific clientele and they are both successful. We can not assume that if 80% are "one way", then you can't target the other 20%

    That 20% may have more disposable income than the other 80%. But that said, casinos are a bit more profitable than any truck stop can expect to be. As such they can afford the enhanced lot security.

    I actually had this idea years ago. Not just limited to truckers but all travellers. There are some companies that have multi million dollar terminals that provide a lot of amenities so what you are suggesting isn't really a breakthrough idea but it would be nice to have. I would really be happy to have such a facility built in Smyrna, TN since there is so much truck traffic and warehouses but old itty bitty truckstops that are packed 24/7 with small parking lots. Having such a place there should be profitable especially with the low taxes and the insane growth they are building like crazy.

    There is an upscale legal spa I visit near NYC where I get all of my bones popped and man I feel like a brand new person afterwards. That makes staying on the road a lot easier. You would have outdoor outlets to plug our trucks in? A GREAT idea that I would like to share that I contacted major truckstops to provide is a rental car service.

    That way if I am stuck in a city for a few days I could rent a car and go home or enjoy the city and easily return to my truck. I will warn the OP that a lot of truckers are the nastiest trolls in the world and will probably smear human waste on the walls and mirrors for some unknown reason so keep in mind you are not dealing with normal people. Oh and please allow trailer dropping since my hometime is very difficult as it's getting harder to drop my trailer and go home since more places that I used to hide my trailer are being transformed into apartment complexes.

    take a lesson from holiday inn express. if you build a state of the art STARSHIP ENTERPRISE building in the middle of nowhere, you will have a GHETTO ### spaceship on blocks after a few weeks.

    Talking about "upper crust" and "luxury" when it comes to truck drivers and parking is a turn off. Not that truckers dont enjoy nicer things, but at the end of the day they just want a place to park, bathroom, shower and a meal. They dont need a spa and amenities. Most of these guys will spend 10 hours there max. They'll eat, shower, and sleep. You dont need a bunch of extra crap that most guys arent going to use. Landscaping might be nice to look at, but I promise you most drivers will care less. They'll just be happy to have a parking spot.

    The most important things aren’t the amenities and upscale offerings.

    Your “aha” moment should be centered on the quality of the parking lot i.e, paved and intelligently designed locations that conforms to the majority of elogs. Entrance and exits that cater to the tired, stressed, or less experienced driver.

    Cutting through the dream of the amenities to focus on clean, safe, convenient.
