If you had a place like this, I would easily pay $200 a month for a membership. You can put one up in Lansing MI, or the surrounding area, I will be there daily! LOL! We have a shortage of truck stops and parking up here along with good service.

Not really, this is a trucker forum. And it is free. And, he can get a feel for at least a few of us out here. By no means do we speak for the entire industry, but it is a start.

Great comment!! Let me explain...... I've spent 30 years developing real estate. My largest project was $232 million - homes sold to 198 individuals. One of the highest quality developments in the southwestern US and considered by most as wildly successful. And, THIS is exactly how I uncovered what they really wanted. I talked to more than 2,500 prospects individually and as a result, we sold out the project in record time. I built what they wanted. Grass roots research down in the trenches with the "real customers" is the only way to get a clear sense of acceptance, guidance or rejection. Yes, it takes a lot of work but it provides the best insight. A "market feasibility study" is seldom more than a look at historical data - I'm not looking in the rear view mirror - I'm interested in what makes for a better experience for you while doing what you do best..... transporting America's goods that keeps the rest of us happy.

    I get that...but...

people come here to ask about "what (used) truck to buy", "where to go for training" etc.

Anyone coming here to ask about $1Million -----> $20Million, real hard investment, needs to have their resume looked at again.

It's like Warrent Buffet coming here to ask if he should buy Flying J....lmao

Seriously, thank you! I hope you get this off the ground, we are out here, and we are treated like crap anymore. I miss the day when we were treated with at least a bit of respect.

    Not really.

I never said a historical trend analysis etc. I meant go out there and get traffic counts, distribution centers locations, basically....where the "bee's go to deliver the pollen". That is not historical.

Learn where the big boys are planning to build factories ----> leads to truckers bringing in parts etc

Heck, identify where the latest LOVES/PILOTS are, fly down there, scope the amenities, drive to a hole-in-the-wall truck stop...

If you gonna talk "grass-roots" research, then grab your boots and hit the bushes

It's actually just shy of $200 million, not $20MM. And, not my first rodeo - resume' has more than enough concrete evidence. And his name is Warren Buffett - he bought 28% of Pilot/Flying J with the incremental acquisition of another 52% to control 80% in five years. Jimmy Haslam (just talked to him last month on another deal) will continue to manage the company as I best understand what I've read. Warren buys based on historical cash flow, good management and upward industry trends - he didn't need to ask the Trucker's Forum - he had audited financials of an existing enterprise. Jay Call, founder of Flying J, was a family friend and a tremendously successful "good guy" prior to his passing in the crash of his plane. I didn't just fall off the turnip truck with a wild-### brainstorm......

I was being conservative in my estimates. I'm even more shocked now.

I wish you the best in this research phase (just dont drink too much trucker Kool-aid here, it tastes bitter after a while)

    Hahaha...okay now!!

    @RockTheFuture

I was speaking with a management member of Love’s the other day. I asked him about Love’s getting truck washes in since they were buying Speedco, and he said it is an EPA nightmare. He had run truck washes before and said it was costly to deal with all the regulations from all the chemicals used and contaminated water. Just something to consider.

    Truckstops In Crisis

It's 10 years old, but it's a good article, I think. Some of it carries over to what you're trying to do, I think.
