    I get it ZVar...... zoning can be a slippery slope. Been there, done that. In the area I live, everyone said we couldn't get a 143' residential condominium building approved either. Today, it's a point of pride in the city. It has generated many new restaurants, art exhibits and events. Those condos we the strongest in holding value when the market collapsed in '07 and they remain very desirable today. However, a LOT is changing and will continue to change. YOUR industry is going to experience a shake-up not seen since FDR signed the Interstate system into law back in the early 50's. Don't worry about how I get it approved, that's my issue. Just help me understand what you want and what you are willing to pay for a quality program..... no BS. Bottom line message, try to be part of the solution...... it's good for your mind and your heart :)

    if i had to pay 40 i would stay at a hotel. thats the problem out here. when elogs got put on us. ta paid parking went up not it at 14 to 20 in some places. so at that and a shower if you don't have points the shower is 14 then guess what now you need to eat . so for me and my wife .we are at lets say 15+14+40 for food now we are at 69 bucks for one night . and if we want are own shower that would cost another 14. its getting harder and harder to make a living out here. more or less thats about 500 bucks a week thats alot you know.

    Yes, 100% aware. Uber is running autonomous trucks on I-40 as we sit here and speak today. I'm not sure about "decimate" but it will certainly drastically change how the industry works. It is exactly why I ask questions and engage industry participation. Everyone always thinks they know what they're doing and forgets to ask the people on the front lines. I recognize a lot will change over the next 2-3 decades. That doesn't necessarily stop me from making an investment now. I just know I have to plan in a way that might best embrace the future as predicted by a lot of experts that have strong industry knowledge and insight. If this whole thing was going to implode in 10 years, Berkshire Hathaway would not have made the capital investment in Pilot/Flying J in the fashion they did.

    Not going to read the entire thread. But has anyone pointed out it will take multiple locations to even come close to this? A membership for parking? Yeah if I had a customer around the corner. But if I did, do the other 20,000 it would take to pay for a place like that and make a profit?

    Yes 06, it is planned as a multi-unit operation across several state lines serving the most opportunistic segment of the market we think exists. And if the venture wasn't economically viable while delivering a quality service to the industry at a fair price, I wouldn't have started this discussion. The bottom line is that it is becoming crystal clear how unsatisfied drivers are with the existing options, I'm just hunting to create the best solution. Have anything valuable to offer?

    Yeah invest in something that shows promkse.

    Look at TA/Petro and the centers they had to mothball.

    Berkshire Hathaway jumped on the Flying J/Pilot stock when they took a hit because of legal woes. They knew the price would rebound.

    Look you want to start a new chain go for it. But without the revenue from the mega fleets your going to starve. Allow the mega fleets in and your going to have issues.

    In addition look at any thread that has the words pay to park in it. Most drivers revolt when it is brought up. And your going to have a crowd trying to get it for free.

    I wish you luck if you try it. Many have. The guy that bought the old TA in South Atlanta had an idea like that. Now he just rents "secure" parking. As much as a knocked down 6 foot fence can secure. Heard rumors that city was going after him soon for damage to roads around there. He was in Atlanta, a metro area in desperate need of parking and could not generate enough nightly business. TA was closed because the truck stop was blamed for the criminal element in the area. Still a crime ridden cess pool.

    The margins on a truck stop are pretty tight. Tighter trying to live of ancillary sales. There is a reason Loves and Pilot have jumped into the service game. They need the revenue. Fuel sales with trucks two deep through the day keep them open. Not a hot shower and a meal.



    I would suggest talking to some Mom and Pop truckstops. Most are selling out to the chains. Hell Walcott sold to TA.

    Better off building Condos in Franklin Th even though truck parking is needed more IMHO. You will make money on the condos and go broke on the truck stop.

    Being the freight types that myself and many others haul on the oversize side, we would want the facility within 1 mile of the highway exit ramps due to constraints of many permits allowing no more than 1 mile of travel off route for parking, food, or fuel.

    Paved or concrete lot will be a must, specially if your gonna have a truck wash. Not to mention, dirt lots have a huge issue with craters after several rains.

    The trucker spa? No thanks, but I'd definitely partake in a fully functional gym. Maybe a doc in a box, or shuttle to a local dr, dentist, chiropractor, or veterinarian.

    Clean showers, yes please
    WiFi sure, so long as it's actually viable for watching movies, oir surfing the web, not just occasional email.
    Having a small market that has everything that one would use in their daily at home, like food items, laundry items, that aren't terribly over priced would be nice.

    A restaurant that offers health alternatives that actually taste good would be a plus.

    I can't say if be willing to pay a monthly membership fee because that would depend on where your facilities are and if I have access to them. But I can say if I was needing a parking spot for a night I'd have no qualms with $20-25 a night, assuming my shower and WiFi access was included in my fees.
